Dallas-Fort Worth could be biggest metro in U.S. by year 2100

🏡 Frisco –

Pros:

  • Excellent school districts, which appeal strongly to families.

  • Plenty of new-construction options and amenities (shopping, dining, recreation).

  • Strong resale potential because demand remains high in Frisco.

Cons:

  • Higher price point compared to many other DFW suburbs — you’ll pay for the premium.

  • Growth and traffic congestion can already be noticeable — commute times may rise.

  • Newer communities may also come with newer construction quirks (settling, landscaping, etc.).


🏠 Rockwall

Pros:

  • Beautiful lakeside or near-lake living (Lake Ray Hubbard) gives strong lifestyle appeal.

  • Slightly more affordability compared to some ultra-premium suburbs nearer Dallas.

  • Growing community with good schools and family-friendly amenities.

Cons:

  • Some homes may demand a higher tax/insurance cost due to lakeside location or older systems.

  • Distance to central Dallas may make for longer commutes depending on job location.

  • As growth continues, slower resale in older subdivisions may occur if newer build competition arises


🏡 Forney

Pros:

  • More “bang for your budget” in terms of square footage or lot size compared to inner suburbs.

  • Rapid growth = opportunity for value creation if you buy smart now.

  • Family-friendly, newer communities, good potential for first-time buyers.

Cons:

  • Being further out may mean longer commute times, fewer mature amenities.

  • Because it’s newer/growing, infrastructure and community amenities may still be catching up.

  • Resale risk: some newer areas might be slower to appreciate until broader demand catches up.


🏡 Allen

Pros:

  • Strong reputation for schools, safe neighborhoods, and quality of life.

  • Good mix of newer homes + established communities, giving options for different budgets.

  • Strong amenities: parks, retail, dining, which helps with lifestyle and resale.

Cons:

  • Because it’s popular, prices are higher and bidding may be competitive.

  • Fewer ultra-bargain deals compared with further out suburbs.

  • Some of the older homes may need more maintenance (depending on exact neighborhood).


🏡 Arlington

Pros:

  • More accessible price point compared to top-tier suburbs, making it good for buyers looking for value.

  • Central location in DFW gives reasonable access to both Dallas & Fort Worth.

  • Many established neighborhoods — less “build-from-scratch” risk.

Cons:

  • Some areas may have older housing stock or require more maintenance/upgrades.

  • Depending on the area, schools and amenities may not be as premium as in suburbs like Frisco or Allen.

  • Resale value may be more sensitive to neighborhood micro-factors, so location choice is key.
